  • At least 800 to 1,200 words of original, locally-informed content

  • School information with the actual school names and district
  • References to local businesses, parks, transit, and landmarks that only a local would know
  • A live IDX feed showing current listings in that neighborhood
  • Internal links to related neighborhood pages and your main search page
  • A clear call to action: contact you to schedule a showing or get a market report

A realtor with 80 reviews and a 4.9 rating will outrank a competitor with 12 reviews and a 4.7 rating almost every time. Build a system for asking every closed client to leave a review within 48 hours of closing. Automate the ask with a text or email. Most clients are happy to do it. Most agents never ask.

Citations are mentions of your business name, address, and phone number across the web. Zillow, Realtor.com, Yelp, your local Chamber of Commerce site, and dozens of other directories. These citations need to be consistent. If your address appears three different ways across different platforms, Google loses confidence in your business data. Think about what people search in the months before they contact a realtor. "Is now a good time to buy a home in [city]." "How much do I need to put down on a house in [city]." "Best school districts in [county]." "Cost of living in [neighborhood] vs [neighborhood]." These are informational searches. They do not convert immediately. But the person who finds your site while researching and reads three of your articles is primed to call you when they are ready.

Publish one or two of these articles per month. Be specific to your market. Do not write generic "how to buy a house" content that competes with Bankrate and NerdWallet. Write "What to expect buying your first home in East Nashville in 2025" and own that specific slice of the market.

Backlinks from local domains carry significant weight for local search rankings.
